Why Am I Not Getting Any Viewings on My House?

If your home is on the market and nobody is getting in touch to arrange a viewing, that's not bad luck. It's a sign something specific isn't working. And the good news is, it's almost always fixable.

Here's what we typically find when a seller comes to us in this position.

BUYERS CAN'T FIND YOU — OR THEY'RE FINDING YOU AND WALKING PAST

Most buyers search within a price bracket. If your home is priced just above where it should be, you could be invisible to the very people most likely to buy it. They're filtering by budget, and if your number sits outside their range, they never see you at all. This is a really common problem — and sellers often don't realise it because everything looks fine from the outside. 

THE FIRST PHOTO ISN'T STOPPING ANYONE

Buyers scroll fast. Your lead image has about three seconds to make them want to know more. If it's dark, cluttered, or just ordinary, they move on. We've seen brilliant homes sit for months purely because of a weak lead photo. It sounds simple, but it makes an enormous difference.

YOUR AGENT ISN'T BEING PROACTIVE

There's a real difference between a listed property and an actively marketed one. Is your agent contacting people already on their books who are looking for something like yours? Are they following up on every enquiry? If the answer is no, you're relying entirely on buyers finding you by chance. That's not a strategy.

OUR ADVICE

Ask your agent to show you the numbers. How many people have seen your listing? How many clicked through? How many made an enquiry? If they can't tell you, or the numbers are low, you know where the problem is.
