Buying Guide

We like to make things easy for you, so not only do we spend time talking to you about the purchasing process, we’ve also provided you with this simple guide to Buying a Property.

1. Register with Castle Hill Properties

Registering with us is the first step in finding your ideal home.

Buying a property is one of the biggest financial decisions you ever make in life and getting it right and understanding the process can seem a daunting and confusing prospect, particularly for first time buyers. Here at Castle Hill Properties, we take the time to keep you informed and explain each process in-depth. Keeping you up-to-date at all times also helps ensure a smoother and less problematic completion, meaning you could be putting your feet up in your new home in next to no time.

2. Budgeting

So, you have decided to buy a property, but exactly how much can you afford?

It’s important to review your financial situation before searching for a property. Start with your living costs. Create a budget planner, which should account for all of your income and expenditure over the course of a month. 3. Mortgages

So you have reviewed your finances and know how much of a deposit you have.

The next step is to find out which mortgage products are on the market that suit your requirement. You can book an appointment to speak to our free whole of market independent mortgage adviser, to find out what your maximum possible loan could be.

4. The Property Search

To find your ideal property, we need to know as much information as possible about your requirements.

You can register with us either online, by e-mail, phone or visit our office and one of our friendly staff will be on hand to help with your search. Our property consultants have extensive knowledge of properties in the Ealing, West Ealing, Acton, Hanwell and surrounding areas.

Once we have a clear picture of what you are looking for, we will send you a list of properties that match your requirements. Viewings can be arranged at any time and will be accompanied by one of our staff members.

5. Making an Offer

When you have found the property that suits your requirements and are ready to make an offer, speak to one of our property consultants who will need the following information:

  • Your current buying position, e.g. First time buyer or you have a property to sell.
  • Financial position - deposit and lender

Once you put your offer forward, we will then contact the owner of the property. If they don’t accept, you can increase your offer, but make sure you don’t pay more than you can afford.

6. Conveyancing

The conveyancing process starts once an offer has been made and accepted. Both seller and buyer will need a conveyancer (a solicitor that specialises in property transaction) that can act for them.

The solicitor should be experienced and able to deal with your purchase readily.

The solicitor will then perform the relevant searches against the contract and you will have the opportunity to raise any issues and concerns, for example: when was the boiler last serviced?  

The solicitor also has a legal obligation to the lender and will raise questions and searches on their behalf too.

At the point of instruction, you will need to provide your conveyancer with proof of your identity (passport or driving license) and proof of your address (bank statement or utility bill). You will also need to put down a small deposit for the searches.

7. Exchange

Once contracts have been exchanged between solicitors, both parties are legally bound to follow through with the transaction. 

Your solicitor will deal with the finalisation and signing of documentation relating to your mortgage, and will arrange for the money to be available on completion of the sale.

At the point of Exchange, you need to be arranging all the practical matters related to moving home.

8. Completion

On the day of completion, the seller's solicitor will instruct the selling agent to give you the keys to your property. The seller is then obliged to move out of the property.

After completion, there will be some paperwork/admin for you to tie up and then your solicitor will:

  • Inform your mortgage lender that the sale has been completed.
  • Register the transfer of ownership with the Land Registry.
  • Send the deeds to your mortgage lender who will keep them until you either sell the property or pay off your mortgage.
  • Pay the stamp duty.
  • Send you a statement of completion, including a summary of all the financial transactions you have made.
